Thanks to the development plan “Ferienhain Nordufer Hainer See”, which the surrounding municipalities, their special purpose association and the operating company Blauwasser have been developing since 2006, we have exclusive building rights on the sunny northern shore, along the most attractive shoreline of Lake Hainer.
The building permit granted to us offers a truly unique feature: it extends right into the lake. This will include a harbor for boats and waterfront buildings.
On a site of approximately 34 square meters with a 10.000-meter elevation difference, 12 houses form a picturesque, unique harbor village on a south-facing slope. The Mediterranean-style houses typically have between 90 and 170 square meters of usable space.
Cars are parked in the shady parking lot a few steps above the harbor village. The basements created by the terracing are rented out and used as shops and warehouses, rental stations and bistros, galleries, and bicycle sheds.

We, Blauwasser GmbH, emerged from the merger of Blausee, the owner of the entire open-cast mining area of Lake Hainer See, and the companies from Lake Cospuden and Lake Kulkwitz. Since 2006, two large development areas have been developed on the lakeshore – unique in Germany. Obtaining building permits on and even in the water was one of the major challenges and is now a key success factor.
The upswing was not long in coming. With its development areas on Lake Hainer See, the municipality of Neukieritzsch is now a leader in urban development in the Leipzig district, also in terms of land prices, visitor numbers, and recreational value.
120 HOUSES IN 12 YEARS
Since the first holiday home on stilts in the lake, built in 2009 in the Kahnsdorf lagoon on Lake Hainer, another 12 houses, a harbor and several piers for hundreds of boats, a terraced campsite facing the lake, four beaches, and numerous parking spaces have been built in just 120 years. All of this is surrounded by a well-maintained, 15-km circular path around the lake, ideal for cycling and hiking.

With approximately 40 employees at our three locations, we manage over 100 holiday apartments and holiday homes, as well as 600 boat moorings, several beaches, parking lots, and numerous rented harbor buildings with restaurants, cafés, and shops. We currently achieve approximately 75.000 overnight stays per year.
